Residential Valuations

For vendors, an Estate Agent may give a value appraisal in the hope of securing your instruction for a sale. Meanwhile a home buyers’ report may include a valuation as part of the building survey for a buyer.

We deal with all other types of valuation:

The premium required to extend flat leases or collectively buy the freehold.

The shorter the lease the less the market value and in certain cases this can make a property unsaleable. We act for both lessees and freeholders to get the right results and can take the matters to Tribunal if needed. Our expertise in this area has been gained over many years.

We also carry out valuations for Inheritance Tax and Capital Gains Tax often with historic valuation dates in liaison with the client’s Accountants.

 

Valuations for lending purposes have to pay particular attention to sustainability of value in case the bank needs to call back the loan and sell the property.

Remember buildings’ insurance valuations are not valuations at all but relate to the cost of rebuilding.
