The Football World Cup is dominating most of our attention and affects us all in some way whether we like it or not. It shows that whilst luck plays an important part in winning there must also be a sustained success and this comes with proper planning and tactics.     

To be on the ball!

Property market cycles are a bit like tracking the performance of the football team. With football age and experience can change from one competition to the next and it is the manager’s job to try and even out the effect of this to give the advantage of youth and experience.

Business owners will want to carefully protect themselves from fluctuations of the market although the boom and bust cycles seen in the 1980’s and 1990’s have thankfully not returned. 

Even so high rents paid for premises can come to haunt businesses 5 years later when the economy and market conditions might have cooled and those rents have been used as a basis for setting business rates.  No respite is given from the rent paid if the lease says it cannot be reduced when it comes to the review.

At the start of the World Cup Property Week reported on a survey that the World Cup itself could induce a rental boom through a feeling of well being and spending. It pointed to examples in England in 1966, West Germany 1974 and France 1998.

Planning and tactics will give the basis to the England team but unlike Valuation Surveyors perhaps the team will need a bit of luck as well!
