Establishing the ‘open market rental value’ at the rent review is rarely straightforward, often protracted and in reality it is more often about achieving the most acceptable outcome for both parties.

A rent review is only one part of the contract of occupation between landlords and tenants.

RDN Surveyors may be instructed by either side, but always make sure that all the aspects of the contract that affect the rent on review are taken into account alongside any evidence of lettings and other agreements.

This applies when we give advice to our clients, negotiate with the other side or, if the parties cannot agree and it is cost effective, we will give evidence as an expert witness to any third party set out and appointed under the terms of the lease.
